UAE Apartment Handover Specialist
We assist in accepting your apartment from the developer and thoroughly document all defects in a detailed report.
During the handover, we inspect for issues including:
- Confirming that all materials match the developer’s specifications;
- Checking all surfaces for any irregularities;
- Evaluating the quality of finishes on floors, walls, ceilings, and the glazing of windows, balconies, and loggias;
- Verifying the secure installation of plumbing fixtures;
- Testing the safety and operation of electrical outlets, switches, and wiring;
- Inspecting water supply and drainage systems;
- Assessing ventilation efficiency and the quality of thermal insulation.

We provide a comprehensive estimate including costs for ceilings, floors, walls, furniture, as well as electrical and plumbing work. Throughout the renovation, certain items may be adjusted with your consent. A detailed estimate helps you easily monitor changes in costs and project scope.
Step-by-Step Process Covering everything from developer handover to final move-in
We handle the full handover of your apartment from the developer at no extra cost. Our experts use professional tools to measure everything in compliance with regulations. You’ll receive a detailed report listing any defects, which can be submitted to the developer for correction. During this visit, we’ll also discuss your renovation preferences.
We provide two design options: technical and comprehensive. After signing the agreement, we begin with a brief to understand your style and budget. Then, we present various layout options featuring different partition and furniture arrangements. Next, we create visualizations so you can see how your space will look. Finally, we deliver detailed technical documentation.
After the design is approved, we prepare an accurate estimate. We review all details and formalize the agreement, clearly outlining timelines, warranties, and penalties for delays. The contract also guarantees that all work complies with relevant building standards.
We purchase all base materials from trusted wholesale suppliers, saving you both time and money. Each project includes a specification for finishing materials, and we assist with selection and delivery. You’ll receive biweekly reports detailing purchases and material usage for full transparency.
We do not require upfront payments. Payments are made in stages—every two weeks, completed work is reviewed, signed off, and payment is collected. You may pay either at our office or directly on-site. Should you want an independent inspection of the work quality, you are welcome to arrange one; we are confident in our standards.
We are the last to leave the site, only after doors and furniture have been installed. We provide complimentary cleaning and consider the project complete thereafter. From experience, delays often stem from prolonged deliveries of doors, furniture, or appliances, so we coordinate schedules and orders with you in advance to prevent any issues.
